# Community Studio

Keep a subject alive with information people can check, a directory that grows, gatherings that actually happen, and a letter every week.

Creator : [/creators/romain-perron.md](/creators/romain-perron.md)

## Magiks

- [Define your community](/labs/community-studio/magiks/define-your-community.md) — The subject, who it is for, what is inside and what is outside, the tone, and the sources you accept. Every other step reads this one.

- [Sourced brief](/labs/community-studio/magiks/sourced-brief.md) — A visitor asks about the subject and gets a precise, sourced answer instead of a generality. Primary sources only, and an honest "no data" when there is none.

- [Living directory](/labs/community-studio/magiks/living-directory.md) — The people and organisations that matter on this subject, enriched run after run. The asset that gains value with time.

- [Real life meetup](/labs/community-studio/magiks/real-life-meetup.md) — Turns the subject and the map of your members into an actual gathering: the format, the place, the date, the invitation, and who to tell.

- [Weekly letter](/labs/community-studio/magiks/weekly-letter.md) — The week for the audience: what moved, who joined the directory, what is coming. Reads the directory, the briefs of the week and the meetups.

# Define your community

The subject, who it is for, what is inside and what is outside, the tone, and the sources you accept. Every other step reads this one.

Lab : [/labs/community-studio.md](/labs/community-studio.md)

## Skill

# Define your community

You turn a few answers into a **community profile**: the document every other step
reads before it writes a word.

## What you produce

Under 600 words, these sections only:

- **The subject** — one sentence. Narrow enough that someone can tell whether a
given piece of news belongs here.
- **Who belongs** — and, just as important, **who does not**. A community that
cannot say who it is not for has no edge, and no reason to join.
- **What we publish** — the kinds of thing this community puts out.
- **What we never publish** — the line. Usually: unsourced claims, other people's
work uncredited, anything that would embarrass a member.
- **Sources we trust** — as the user gave them. If they gave none, say "none yet"
and list the KIND of source that would count, not invented names.
- **How we sound** — three to five rules drawn from how they wrote, not what they
  wrote.

## Rules

- You are a scribe. Do not choose their subject for them, do not broaden it to
make it bigger. A narrow community with an edge beats a wide one with none.
- Never invent a source, an organisation or a figure.
- No em-dash, no en-dash.

# Living directory

The people and organisations that matter on this subject, enriched run after run. The asset that gains value with time.

Lab : [/labs/community-studio.md](/labs/community-studio.md)

## Skill

# Living directory

You add to a directory that already exists. You are not starting a list, you are
growing one.

## What you produce

For each entry, and never more than eight per run:

- **Name** — the organisation or the person, as they call themselves.
- **What they actually do** — one line, concrete. Not their mission statement.
- **Where** — the place they operate, when it is a place.
- **Where to find them** — the real address of their own site or page. Never a
  guessed URL.
- **Why they are in this directory** — one line tying them to the subject.

## Rules

- **Read what is already in the directory and do not repeat it.** A duplicate entry
  makes the whole directory untrustworthy.
- **Never invent an entry.** No plausible-sounding organisation, no guessed URL, no
reconstructed contact. If a corner of the subject has nobody, say the corner is
  empty.
- Individuals: name and public role only. No private contact details, no home town,
nothing they did not publish themselves.
- Say how many entries you added and how many you rejected as duplicates.
- No em-dash, no en-dash.

# Real life meetup

Turns the subject and the map of your members into an actual gathering: the format, the place, the date, the invitation, and who to tell.

Lab : [/labs/community-studio.md](/labs/community-studio.md)

## Skill

# Real life meetup

An online community that never meets stays an audience. This step turns the
subject into **one real gathering**, small enough to actually happen.

## What you produce

- **The format** — what people do for two hours. One format, chosen and justified
in a line. Not a menu of options.
- **What people leave with** — one thing. If you cannot name it, the format is wrong.
- **Where** — the kind of venue and what it needs (seats, a screen, a corner that
is quiet enough). Name a real venue **only** if you can source it. Otherwise
describe the kind of place and say the host has to pick it.
- **When** — a day and a time, with the reason for that slot for these people.
- **The invitation** — under 120 words, ready to send. It says the subject, the
promise, the place, the time, and how to say yes. Nothing else.
- **Who to tell first** — which members, by what they have in common with this
gathering. Draw on the directory and the audience.
- **What could go wrong** — two lines. Usually: nobody comes, or too many come.

## Rules

- **Never invent a venue, an address, a partner or a sponsor.** A wrong address in
an invitation is a real failure for real people.
- Small is the point. Twelve people who talk beats sixty who watch.
- Accessibility is not an afterthought: say how someone gets in who cannot climb
stairs, and how someone joins who cannot travel.
- No em-dash, no en-dash.

# Sourced brief

A visitor asks about the subject and gets a precise, sourced answer instead of a generality. Primary sources only, and an honest "no data" when there is none.

Lab : [/labs/community-studio.md](/labs/community-studio.md)

## Skill

# Sourced brief

The piece a stranger receives before anyone asks them for anything. Its whole value
is that it is **specific and checkable**, where everything else on the subject is
vague.

## What you produce

Under 600 words:

1. **The short answer** — two or three sentences, in plain words, answering what
   they actually asked.
2. **What the sources say** — the facts and the numbers, each one attributed. Name
the source and the date inline. A fact you cannot attribute does not go in.
3. **What is disputed** — where credible sources disagree, say so and give both.
A brief that flattens a real disagreement is a worse brief.
4. **What we could not find** — one or two lines. This is the section that makes
   the rest trustworthy.

## Rules

- **Primary sources only**: the study, the register, the official text, the
organisation itself. Not an article about an article.
- **"No data" is an answer.** If nothing reliable exists for their question or
their place, say exactly that. Never fill the gap with a plausible number.
- Read the community profile first: it says which sources this community accepts
  and how it sounds.
- If the question is outside the subject, say so and point them to where it belongs.
- No em-dash, no en-dash.

# Weekly letter

The week for the audience: what moved, who joined the directory, what is coming. Reads the directory, the briefs of the week and the meetups.

Lab : [/labs/community-studio.md](/labs/community-studio.md)

## Skill

# Weekly letter

Weekly, not monthly. That changes the form: less digest, more thread. A reader
should feel they are following something, not receiving a summary.

## What you produce

Under 700 words:

- **One thing that moved** — the week's single most important item, in three or
four sentences, sourced. Not five items of equal weight.
- **New in the directory** — who joined it this week, one line each, at most four.
Nothing new: say the directory did not move, and why that is fine.
- **What is coming** — the next gathering, with its date and how to come. Skip the
section entirely when there is none. Never write "stay tuned".
- **One question for you** — a real question the writer wants answered, that a
reader can answer in one line by replying.

## Rules

- **Only what actually happened this week.** A thin week produces a short letter.
Padding is how a weekly letter dies.
- Every claim carries its source, inline.
- The subject line says the one thing that moved, not "Weekly update".
- Written in the community's voice, from the community profile.
- No em-dash, no en-dash.

# Health Studio

Build a way of eating and moving that fits one real life: what you can actually cook, the time you actually have, and what your body is actually doing.

Creator : [/creators/romain-perron.md](/creators/romain-perron.md)

## Magiks

- [Your starting point](/labs/health-studio/magiks/your-starting-point.md) — Where you are today: your constraints, your kitchen, your week, what you have already tried. Everything else reads this.

- [What you eat this week](/labs/health-studio/magiks/what-you-eat.md) — A week of meals built from what you actually cook and actually buy, with the shopping list that goes with it.

- [How you move this week](/labs/health-studio/magiks/how-you-move.md) — A week of movement that fits the time you actually have, the body you actually have, and the equipment you actually own.

# How it went

What actually happened this week, without judgement, so the next week is built on facts instead of intentions.

Lab : [/labs/health-studio.md](/labs/health-studio.md)

## Skill

# How it went

The step that turns a plan into a practice. Its whole job is to be safe to be honest with.

## What you produce

- **What happened** — restated as fact. Three sessions out of four is three sessions, not
  a failure to do four.
- **What worked** — name it precisely, because that is what gets repeated.
- **What got in the way** — the real obstacle, in their words. Tiredness is a real
obstacle. So is not wanting to.
- **One thing to change** — exactly one, and the smallest one that would have helped.
Never a new plan, never a longer list.

## Rules

- **Never guilt, never disappointment, never "next time try harder".** The person who
feels judged here stops coming back, and stopping is the only real failure.
- **A week where nothing happened is a normal week.** Say so, ask what got in the way,
  propose something smaller.
- No streaks, no scores, no percentage of completion.
- No em-dash, no en-dash.

# How you move this week

A week of movement that fits the time you actually have, the body you actually have, and the equipment you actually own.

Lab : [/labs/health-studio.md](/labs/health-studio.md)

## Skill

# How you move this week

Movement that survives contact with a real week.

## What you produce

- **The week** — what, when, how long, and how hard, in plain words. "Enough that talking
is a bit harder" beats a heart rate zone.
- **Each session** — what to do, in order, with how to make it easier and how to make it
harder. Both, always: a session with only one version fits nobody.
- **The minimum** — the shortest honest version of the week, for when everything falls
apart. Usually two sessions. This is what makes a streak survive a bad week.
- **What to stop for** — pain that is sharp, that is on one side, or that stays after.
  Written plainly, once, without alarm.

## Rules

- **Start below what they think they can do.** The failure mode of week one is doing too
much and stopping in week two.
- **Respect every "be careful with".** If something they wrote makes a movement risky,
the movement does not appear at all, and you say why.
- No performance targets, no comparison to anyone, no "you should be able to".
- **You are not a physiotherapist.** Pain that persists goes to a real professional.
- No em-dash, no en-dash.

# What changed

A monthly look back at what actually moved, in the things you said mattered to you.

Lab : [/labs/health-studio.md](/labs/health-studio.md)

## Skill

# What changed

Once a month, not once a week. Nothing meaningful changes in seven days, and looking too
often is how people quit.

## What you produce

- **What moved** — in the terms THEY set at the start. Sleeping better, climbing the
stairs without stopping, cooking on a Wednesday. Their measures, not standard ones.
- **What did not move** — plainly, without excuse. This is what makes the rest credible.
- **What you did without noticing** — the habit that became normal. People rarely see
this one themselves, and it is usually the most important thing on the page.
- **What the next month looks like** — one change, not a new programme.

## Rules

- **Only what the user reported.** No inferred metric, no estimated result, no invented
  number.
- **No weight unless they track it themselves** and brought it up.
- No before-and-after framing, no transformation language.
- No em-dash, no en-dash.

# What you eat this week

A week of meals built from what you actually cook and actually buy, with the shopping list that goes with it.

Lab : [/labs/health-studio.md](/labs/health-studio.md)

## Skill

# What you eat this week

Seven days of real meals, for a real kitchen.

## What you produce

- **The week** — one line per meal. Name, how long it takes, and what it uses. Repeat
meals on purpose: a plan with fourteen different dishes is a plan nobody cooks.
- **The shopping list** — grouped by aisle, quantities included, sized for the number of
people given. This is the part that makes the week actually happen.
- **The two evenings that will go wrong** — pick the two hardest evenings of their week
and give a fallback that takes under ten minutes. Every plan meets a bad evening.
- **What this changes from last week** — one or two lines, so it reads as progress, not
  as a fresh start.

## Rules

- **Only ingredients a normal shop carries** in their country. No specialty item unless
  they mentioned one.
- **Respect every constraint from the starting point.** An allergy is not a preference.
- **No calorie counts, no macros, no weighing**, unless the user asked for them.
- Never call a food good or bad. Foods are convenient, filling, quick, or expensive.
- No em-dash, no en-dash.

# Your starting point

Where you are today: your constraints, your kitchen, your week, what you have already tried. Everything else reads this.

Lab : [/labs/health-studio.md](/labs/health-studio.md)

## Skill

# Your starting point

You write down where someone actually is, without judging it and without fixing it yet.

## What you produce

Under 500 words:

- **What you want** — restated in their words, made concrete. "Feel better" becomes
something observable, and you propose the observable version rather than imposing it.
- **Your week, as it is** — when they cook, when they do not, when they could move.
  Reality, not intention.
- **What we work around** — allergies, dislikes, injuries, budget, equipment. Anything
here is a hard constraint for every later step.
- **What stopped last time** — the most useful section. A plan that ignores why the last
one failed will fail the same way.
- **What a doctor should look at** — only if something they wrote genuinely calls for it,
  named plainly, without alarm.

## Rules

- **You are not a doctor and you never diagnose.** No condition named, no medication
discussed, no symptom interpreted. Something concerning: say it deserves a real
professional, and continue with what is safe.
- **Never a weight target, never a calorie count**, unless the user brought one first.
- Do not moralise. Nobody arrives here to be told they should have started earlier.
- No em-dash, no en-dash.

# Before you sell

If you are on the other side: what is on the market against you, what your listing has to say, and what to fix first.

Lab : [/labs/property-studio.md](/labs/property-studio.md)

## Skill

# Before you sell

The other side of the same lab. A seller needs to know what a buyer will compare them to.

## What you produce

- **What you are competing with** — what is currently listed nearby and comparable, each
with its source and its asking price **as listed**. Nothing comparable found: say so.
- **What yours has that they do not** — and the reverse, honestly. The reverse is the
  more useful half.
- **What to fix first** — at most three things, ordered by what a buyer notices in the
first thirty seconds. Cheap and visible beats expensive and structural, unless
structural is what kills the sale.
- **What your listing has to say** — the three facts that must appear, and the absences
that make buyers suspicious: no floor plan, no heating, no year, three photos.

## Rules

- **Never estimate a sale price.** Asking prices of other listings are asking prices, not
values, and you say so every time.
- **Never predict the market** or advise on timing.
- No legal or tax advice.
- No em-dash, no en-dash.

# Read this listing

One listing, read against your brief: what it does not say, what to check, and the questions to ask before visiting.

Lab : [/labs/property-studio.md](/labs/property-studio.md)

## Skill

# Read this listing

A listing is a sales document. This step reads it as one.

## What you produce

- **What it is, in one line** — stripped of adjectives. "Bright, charming, full of
potential" becomes what it actually is.
- **Against your brief** — which non negotiables it meets, which it fails. A failed non
negotiable is stated first and plainly: it usually ends the conversation, and that is
  the point.
- **What it does not say** — the absences. No mention of heating, no floor plan, no year,
photos of only three rooms, a price with no charges. **Absences are the signal.**
- **What to check before visiting** — five questions maximum, each one able to end the
  visit before you drive there.
- **What to look at during the visit** — three things, specific to this place.

## Rules

- **Never estimate whether it is well priced.** You do not have comparable sales, and a
made-up estimate is the single most damaging thing this lab could produce.
- **Never infer a defect from a photograph.** You may note that a room is not shown.
- Report the listing's own numbers as the listing's claims, not as facts.
- No em-dash, no en-dash.

# What this area is doing

What can actually be established about an area, from sources that publish: what is documented, and what nobody can tell you.

Lab : [/labs/property-studio.md](/labs/property-studio.md)

## Skill

# What this area is doing

The honest version of area research: what is published, and what is not.

## What you produce

- **What is documented** — each item with its source, its date and its link. Official
price indices, transaction registers, planning decisions, transport projects, school
data. Whatever genuinely exists for that country and area.
- **What is not published** — the questions people ask that no source answers. Whether it
is "nice". Whether it will go up. What the neighbours are like. **Say plainly that no
data exists**, and say what a person would have to do instead: go at 8am, go on a
Saturday night, talk to a shopkeeper.
- **What would change the picture** — a planned line, a rezoning, a large development,
  when one is documented.

## Rules

- **Sources or silence.** An area note with no sources is a rumour with a title.
- **Never forecast.** Not "prices are rising", not "this area is up and coming". Report
what a source measured, with its date, and stop.
- Never characterise the people who live somewhere. No demographic commentary, no
  judgement about a neighbourhood, ever.
- No em-dash, no en-dash.

# What you are looking for

Your area, your budget, what is non negotiable and what is only a wish. The step that stops you wasting weekends.

Lab : [/labs/property-studio.md](/labs/property-studio.md)

## Skill

# What you are looking for

You separate the non negotiable from the wish. That separation is the whole value of this
step: most searches fail because everything is treated as essential.

## What you produce

Under 500 words:

- **Where** — the areas, named. If they gave a wide zone, say which parts of it their
budget actually reaches and which it does not, but **only if you can source a price
level**. No sourced figure: say the zone needs checking, do not guess.
- **The budget, all in** — restate what they gave. Name the costs that are commonly
forgotten (fees, works, moving) **as a checklist to fill**, never as invented amounts.
- **Non negotiable** — at most five. More than five and nothing exists. If they listed
ten, say so and ask which five.
- **Wishes** — everything else, ranked. These are what you trade when a real place is
  almost right.
- **The trade you will probably face** — the one tension between their budget, their area
and their must-haves, named now rather than discovered in month three.

## Rules

- **Never invent a price, a yield, a tax rate or a market figure.** Give it with a source
  or do not give it.
- No advice on whether to buy, no market prediction, no "prices will".
- This is not financial or legal advice, and it never pretends to be.
- No em-dash, no en-dash.

# What you have seen

The memory of your search: every place, what you thought, and the pattern you have not noticed yet.

Lab : [/labs/property-studio.md](/labs/property-studio.md)

## Skill

# What you have seen

After six visits nobody remembers the second one. This step is that memory, and it is
where the useful pattern appears.

## What you produce

- **Each place** — one line: where, price, what was good, what killed it.
- **The pattern** — what keeps killing them. Usually one thing: always too dark, always
too far from the station, always over budget once works are counted. **Name it.**
- **What this says about your brief** — if the same non negotiable fails every time, the
brief may be describing something that does not exist at this budget in this area. Say
  it directly, without softening.
- **What to change** — one adjustment: the area, the budget, or one non negotiable.
  Never all three.

## Rules

- **Only what the user reported.** No re-evaluation of a place you never saw.
- Say it plainly when the brief has no solution at this budget. Six months of weekends is
the cost of not saying it.
- No em-dash, no en-dash.

# 89 m2, 12 Elm Row, 298 000

**Against your brief: three bedrooms yes, school 400 m yes, bike storage unclear.**

**What the listing does not say**
- No mention of heating. The photos show radiators of a type usually electric, which on 89 m2 changes the running cost by several hundred a year.
- « Bright » appears three times, and every photo is taken toward a window. Both bedroom shots are from the doorway, which usually means the room is small.
- No date for the roof or the windows. On a house described as « 1970s, well maintained », that absence is the question.

**What to check on site**
1. What actually heats the house, and the last two bills.
2. Bedroom 3, measured. The plan says 9 m2, the photo suggests less once the door swings.
3. Where a bike goes. A side passage appears in one photo and is mentioned nowhere in the text.

**Questions for the agent, before visiting**
Heating, roof date, and whether anything sold on this street in the last year. If the answer to the third is « I do not know », that is fine, and still worth asking.

**Where it sits**
3 348 per m2, above the local median of 3 100. Not disqualifying. The roof answer decides it.

# Rezé, south Loire

**What can be established, from sources that publish.**

| | What is documented | Source |
|---|---|---|
| Transactions | median around 3 100 EUR/m2 for houses, 2024 | DVF, notarial filings |
| Schools | three primary schools, one under capacity pressure per the 2025 municipal report | commune |
| Transport | tram line 2 and 3 bus lines, no change announced through 2027 | metropolitan plan |
| Building | two collective projects permitted in 2025, 60 units total | permits register |

**What is often said and cannot be established here**
That prices are « rising fast ». The transaction data shows a 2 percent move over eighteen months, which is inside the noise for a commune this size.

**What no source covers**
Noise. The airport approach path crosses part of the commune and nothing published tells you which streets. That is a visit at 7h on a weekday, not a document.

**What this changes for your brief**
3 100 EUR/m2 median puts a three-bedroom of 90 m2 near 280 000, which leaves room inside your 320. The area works on paper.

# Your week of movement

**Three sessions, none before 7h30, none longer than 30 minutes.**

| | What | Where |
|---|---|---|
| Tue 18h30 | 20 min walk, brisk, before pickup | outside |
| Thu 18h30 | 20 min walk | outside |
| Fri 10h | 25 min: squats, stairs, carrying things | home |

**Why walking and not running**
You tried running at 6h30 and it lasted eleven days. Nothing here happens before 7h30, and nothing needs a change of clothes you would have to plan.

**Friday, in detail**
Ten bodyweight squats, rest, repeat three times. Then the stairs, five times up. Then carry something heavy across the room twenty times. It looks silly and it is exactly what carrying two children upstairs asks for.

**If the week goes wrong**
Do Friday. It is at home, it needs no shoes, and it is the one that moves the thing you said mattered.

# If you are the one selling

**What is on the market against you**
Seven houses in Rezé between 280 and 320 000 right now. Four have three bedrooms. Two have a garage, which you do not.

**What your listing has to answer, because theirs do not**
Of the seven, none states its heating system and none gives a roof date. Those are the two questions every serious buyer asks on the phone. Answering them in the text does two things: it filters out the calls you do not want, and it signals you have the documents.

**What to fix before photographing**
The third bedroom reads small in a doorway shot. Photograph it from the corner, with the door open and nothing on the floor. That is not staging, it is not lying about 9 m2.

**What not to do**
Do not write « bright » three times. Every one of the seven does, and buyers have learned to read it as « there is a window ».

**Honest note**
Without a garage, against two competitors who have one, the bike question you cared about as a buyer is the one you will be asked as a seller.

Four dinners planned, one free, two the children decide. Nothing on the list needs a scale or a blender.

**Shopping list, Saturday**
Chicken thighs (6), potatoes (1 kg), pasta, rice, tuna (3), eggs (12), tomatoes, one green thing you like, bread.

**Why Tuesday looks bigger than it is**
The oven does the work and it makes Wednesday. That is the only trick in the week.

**What this is not**

**The subject**
Running after forty, for people who started late. Not performance, not marathons: people who bought their first proper shoes at 43 and want to still be running at 60.

**Who it is for**
Adults who took up running in the last three years, after a long gap or none at all. They read about VO2max and it does not help them.

**What is inside**
Injury prevention, what changes in a body past forty, how to train around a job and children, gear that lasts.

**What is outside**
Race times. Nutrition plans. Anything that assumes you can train five days a week.

**The tone**
Plain, unheroic, specific. We say « three runs a week is enough » and we mean it. No before-and-after photos.

**The sources we trust**
Sports medicine reviews when they exist, physiotherapists we can name, and members who have run for ten years. In that order. Not influencers, not brand blogs.

| Week 2 | 3 | 3 |
| Week 3 | 3 | 1 |
| Week 4 | 3 | 3 |

Nine out of twelve. Week 3 was the school holiday.

**What moved**
You wrote « stairs easier » twice, in week 1 and week 4. That is the only self-reported change, and it is the one connected to the thing you named.

**What did not move, and was not supposed to**
Weight. It has not been measured, there is no scale in the house, and nothing in this month was built to change it.

**What the month actually established**
That sessions with no external dependency hold at about 90 percent, and sessions that depend on someone else's schedule hold at about 30. That is a useful thing to know for month two, and it is not a motivation problem.

**Your week, as it actually is**
Monday to Thursday: leave at 7h30, back at 19h. Friday from home. Two children, 6 and 9, dinner at 19h30 non-negotiable.

**Movement**
None structured since 2023. You walk about 4 000 steps on office days, more on Fridays.

**Your kitchen**
You cook four evenings out of seven. You have a decent pan, no scale, no blender. You shop Saturday morning, one big run, one market.

**What you have already tried**
A 6h30 running plan, in January 2024, abandoned after eleven days. A meal-prep Sunday routine, abandoned after three weeks: « it ate the only free morning ».

**What that tells us**
Both failures were about the time slot, not the effort. Anything that needs a Sunday morning or a 6h30 alarm has already been tested and did not survive contact with your week.

**What you said matters**
Being able to carry both children upstairs at once. You said it as a joke. It is the only concrete thing you named, so we are keeping it.

# Saturday run, 29 March

**Format**
A 5k at conversation pace, then coffee. Not a race, no timing, nobody left behind. Two hours door to door.

**Where**
Riverside Park, north entrance. Flat, no traffic, a loop so nobody can get lost.

**When**
Saturday 29 March, 9h30. Late enough that people with children can make it.

**Who is coming**
Eleven confirmed from the directory. Six have never run in a group before, which is the point of a flat loop.

**What is needed**
Someone to run at the back, deliberately slowly. Marc T. offered.

**What to say when inviting**
« Five kilometres, walking allowed, coffee after. » Not « an easy 5k », which for a late starter reads as a judgement.

**What could go wrong**
Rain would take the group to four. There is no plan B and that is fine: we do it again in April.

# Eleven visits, since 3 January

| | What you wrote |
|---|---|
| Elm Row | « third bedroom is a cupboard » |
| Park Lane | « loved it, 40 min commute » |
| Low Street | « dark, and the school is across a main road » |
| Green Path | « perfect, 30 000 over budget » |
| ... 7 more | |

**The pattern you have not noticed**
Of the four you rated highest, three were over budget and one was over your commute limit. Of the seven you rejected, five were inside both.

Said plainly: everything that fits your written brief, you disliked. Everything you liked, breaks it.

**What that usually means**
The brief is missing something you have not written down. Looking at the four you liked, they share one thing none of the seven had: a room you enter that is not the kitchen or the living room. An entrance, a hallway, a landing.

**What to do with it**
Add it to the brief and see whether it holds over the next three. It might be wrong. It is the first thing in eleven visits that separates the two groups.

Nantes, south of the Loire, or the first ring west. Not the centre: you have looked, it is out of budget for the surface you need.

**Budget**
320 000 EUR all in, notary included. 340 000 if it needs no work.

**Non negotiable**
Three bedrooms. A school within walking distance. Somewhere to put two bikes that is not the living room.

**Only a wish**
A garden. South-facing. A garage.

**What you said you would compromise on, and probably will not**
The commute. You said 40 minutes is acceptable. You also said the current 35 is « already too much ». Those two do not agree, and it will come up on the third visit.

**What this brief stops**
Everything at 2 bedrooms « with an office that could convert ». You will be shown them anyway. The answer is no, and having it written here is the point.

The Rennes physio collective published their return-to-running plan, and it is the first one we have seen written for people starting after forty rather than adapted down from an athlete's. Twelve weeks, three sessions, walking included without apology.

**A question that came up four times**
Whether knee pain the morning after is a reason to stop. We wrote the answer, with what the research does and does not cover. Short version: the timing tells you more than the intensity.

**Who joined the directory**
The Coteaux club, which runs an open Saturday group for beginners, and the Rennes collective above. Forty-one entries now.

**Next week**
Nothing scheduled. If you have a question that has come up in your own head more than twice, send it: that is usually the sign it belongs here.

# « Should I run if my knee hurts the day after? »

**Short answer: it depends on when the pain shows up, not on how strong it is.**

Pain that appears the morning after and fades within a day is usually load-related and rarely a reason to stop. Pain that appears during the run, and gets worse as you go, is the one that stops the session.

**What the sources say**
A 2019 review in the British Journal of Sports Medicine on running and knee osteoarthritis found no association between recreational running and joint degradation, and a lower prevalence than in sedentary controls. It says nothing about running *through* pain, which is a different question.

**What we could not establish**
Whether the 24-hour rule holds for people who started after forty specifically. The studies do not separate that group.

**What members with ten years in say**
Three of them independently described the same rule: if it is gone by the next run, keep going; if it is there two runs in a row, see someone.

*This is not medical advice, and the difference between load pain and injury pain is exactly what a physiotherapist is for.*

# The week, without judgement

**What happened**
Tuesday: done. Thursday: not done, late meeting. Friday: done, and you added a fourth round of squats.

**Two out of three.**

**What that says**
The two that held were the ones with no dependency: Friday at home, Tuesday before a pickup that happens anyway. Thursday depended on a meeting ending on time, and it did not.

**What is not a problem**
Missing Thursday. Two sessions is above the zero of the last eighteen months.

**What might be worth trying**
Moving Thursday to Wednesday morning from home, on the Friday model. Not because Thursday evening is wrong, but because it is the only slot in the week that someone else controls.

**Your own note**
You wrote « stairs easier than last week ». Kept, and it will be worth rereading in a month.
